Mitrol Monestir is a water-repellent and stain-resistant treatment specially designed for terracotta, fired clay, and exposed brick flooring and wall cladding. It is primarily designed for outdoor use—such as on patios, in gardens, on porches, and in areas near swimming pools—where it is necessary to reduce water absorption without altering the material’s appearance. It penetrates the surface and preserves the original tone, color, and luster, providing a natural, matte finish.

The treatment helps prevent the appearance of salt efflorescence, moisture stains, and moss buildup. Its consolidating effect helps reduce wear and premature aging of the tiles and helps protect terracotta and porous mineral materials from damage and spalling associated with freeze-thaw cycles.

Unlike a surface varnish, Mitrol does not form a continuous film. This allows the material to remain breathable and does not alter the terracotta’s natural slip-resistant properties—a particularly valuable advantage around swimming pools, fountains, patios, and high-traffic outdoor areas.

Before application, the floor must be thoroughly clean and completely dry. If there is construction debris, saltpeter, or cement residue, the surface must be properly cleaned beforehand; if the flooring contains wax, oil, or previous treatments, these must be removed before applying Mitrol. After a thorough cleaning, allow sufficient time for any internal moisture in the substrate to evaporate.

Mitrol is used undiluted. Shake well before use and pour into a clean container. Apply with a wide brush (approximately 20 cm) using a generous, even coat over both the tiles and the grout lines, always avoiding puddles or buildup.

On facades or vertical surfaces, it can also be applied using a sprayer. If increased protection is needed, Monestir’s current guidelines recommend a second application after approximately 24 hours have elapsed.

The approximate coverage is 8 to 12 m² per liter, depending primarily on the material’s porosity and absorbency. It dries to the touch very quickly, although full protection is achieved in approximately 24 hours. The recommended application temperature is between 5 and 35 °C. Tools can be cleaned with water.

Do not apply excessively or to non-absorbent materials, as product that cannot penetrate may cause whitish patches. To later restore a damaged area, thoroughly clean the surface, allow it to dry completely, and reapply Mitrol.
