Description

Removing Mold and Mildew Stains

Monestir Mold Cleaner is a cleaner formulated to remove green and black stains caused by mold and mildew. It is especially suitable for walls, ceilings, floors, tile grout, bathrooms, showers, kitchens, and other areas where moisture promotes the growth of microorganisms and the darkening of surfaces.

It can also be used on building exteriors, swimming pools, saunas, wall coverings, tiles, and certain exterior wood elements. Its formula combines cleaning and bleaching, making it particularly effective on grout lines and light-colored surfaces that have turned black.

Monestir also recommends its use for certain stubborn organic stains, such as wine, coffee, tea, fruit, or sauce stains, provided they are on compatible, washable surfaces.

Composition and Mechanism of Action

The product is based on sodium hypochlorite, which is responsible for its oxidizing and bleaching action.

Technical documentation published by Monestir indicates a solution containing approximately 3.3% active chlorine, equivalent to at least 35 g of active chlorine per liter as it leaves the factory.

The product has the following characteristics:

Liquid and fluid appearance.

Color: colorless to slightly yellowish.

Characteristic chlorine odor.

pH at 1% concentration: approximately 10.0 ±0.5.

Density at 20 °C: approximately 1.02–1.06 g/cm³.

The formulation also includes water and other cleaning aids.

Application to the Surface

The product is applied directly by spraying.

Monestir recommends holding the sprayer approximately 5–10 cm from the surface and evenly covering the entire affected area.

Once applied, allow it to sit for about 15–20 minutes. During this time, the product works on the stains and discoloration.

Afterward, it is advisable to scrub with a sponge, cloth, or brush, especially when mold is embedded in grout lines, rough surfaces, or porous materials.

Finally, rinse thoroughly with plenty of water to remove both dirt residue and product residue.

Heavy dirt or old mold

On very dirty surfaces, Monestir recommends repeating the treatment approximately 15 minutes after the first application.

It is preferable to apply the product in several controlled applications rather than allowing it to remain on a material for excessively long periods if the material’s resistance has not been tested.

When used on painted surfaces, silicone, colored grout, or materials sensitive to bleaching, a test should first be performed on an inconspicuous area. Hypochlorite may alter certain pigments or finishes.

Compatible Surfaces and Limitations

It can be applied to a wide variety of washable surfaces, including wall coverings, compatible painted walls, tiles, grout, certain flooring, facades, and exterior wood.

Monestir expressly prohibits its use on:

Fabrics and textiles.

Stainless steel.

Metals.

Surfaces that may be damaged by chlorine-based products.

For delicate materials, always check compatibility before treating the entire surface.

Difference from the Outdoor Floor Cleaner

Although both products can be used to treat mildew and black stains, they do not serve exactly the same purpose.

Mold Cleaner is formulated with hypochlorite and is specifically designed for spot treatment and bleaching of mold stains on walls, ceilings, grout, and washable surfaces.

The Outdoor Floor Cleaner we discussed earlier is a concentrated alkaline cleaner designed to clean large floor surfaces, where it is applied by diluting, scrubbing, and rinsing.

For this reason, I would keep both as completely separate products in the catalog.

Essential Precautions

Since it contains sodium hypochlorite, it must be used with gloves and eye protection, avoiding contact with skin and eyes.

The area must remain properly ventilated during application, especially in bathrooms, showers, basements, or other enclosed spaces.

It must never be mixed with other cleaning products, especially acidic products, descalers, ammonia, or other incompatible substances, as this may produce hazardous gases.

Keep out of reach of children and always use in accordance with the instructions on the biocidal product label.
