Monestir Terracotta Gloss Oil is a treatment and finish for interior terracotta and brick floors based on the traditional method of nourishing clay. This single product provides both a protective treatment for the tiles and an aesthetic finish for the floor, resulting in a glossy finish that enhances the natural color and gives the floor a warm, well-maintained appearance.

It is especially suitable for handcrafted clay, terracotta, and brick floors in homes, commercial establishments, and other indoor spaces. It can be used on both new floors and to restore old finishes that have lost their shine or uniformity.

Terracotta is a highly porous material capable of quickly absorbing liquids, grease, and dirt. The oil penetrates its pores, nourishes the tiles, and reduces this absorption, protecting against household stains and making daily cleaning considerably easier.

The product is self-polishing: it requires no polishing machines or subsequent rubbing to bring out the shine. It enhances the natural tone of the terracotta and leaves a softer, silkier, and more uniform texture.

The manufacturer states that it allows the tiles to continue “breathing,” helping to prevent flaking and premature aging. It is formulated not to yellow or darken over time when applied correctly.

A key advantage is that it can be used to renew previously treated flooring without always having to completely remove the old treatment. Its adhesion properties allow for the restoration of areas that have lost their shine or protection, provided the existing treatment is properly adhered and compatible.

If the flooring has degraded wax, deep-seated dirt, poorly adhered layers, or significant contamination, it will be necessary to properly clean it before applying new coats.

The official Monestir technical data sheet, revised January 2026, states:

Before treatment, the surface must be thoroughly clean and completely dry. This is especially important for terracotta, as it can retain moisture deep within the material for quite some time after cleaning.

Dust, grease, stains, efflorescence, and any incompatible or poorly adhering treatments must be removed. On restored or old floors, it is advisable to first conduct a test on an inconspicuous area to check absorption, color, and adhesion.

It is not advisable to try to achieve gloss by applying an excessively thick coat in a single application: excess product significantly slows drying and can result in an uneven finish.

For very smooth pieces or machine-made terracotta, Monestir recommends a lacquer roller, as it allows for thinner coats and reduces the risk of brush marks.

This is a solvent-based product, and its liquids and vapors are highly flammable. During application and drying, ensure ample ventilation, avoid smoking, and eliminate any nearby flames, sparks, or sources of ignition. It is recommended to wear gloves, eye protection, and appropriate clothing.

For routine maintenance, Monestir recommends Cerabric. When certain areas lose their shine due to use, perform a deep cleaning and apply a new thin coat of Glossy Terracotta Oil to restore protection and appearance.
