Invisible Waterproofing and Stain Protection

Monestir Waterproofing for Porous Surfaces is a penetrating water- and oil-repellent treatment designed to protect absorbent mineral materials while keeping their original color, tone, and luster virtually unchanged. It is suitable for terracotta, stone, granite, marble, cement, concrete, slate, porous rustic stoneware, and other mineral materials, both indoors and outdoors.

It can also be used as a stain-resistant protector on marble countertops and in areas particularly exposed to water, such as pool edges or certain shower pans, provided the surface is porous and can properly absorb the treatment.

Water- and Oil-Repellent

Its protection is not limited to water. The water-repellent action reduces moisture penetration, while the oil-repellent properties hinder the absorption of greasy substances and other household stains. This makes it easier to clean floors and porous surfaces that, without treatment, would quickly absorb liquids and dirt.

It also helps prevent salt efflorescence, moisture stains, and conditions conducive to mold growth. Outdoors, it reduces water penetration into tiles and grout lines, helping to limit damage and spalling caused by freezing temperatures.

All-natural finish

One of its main differences from products such as Bellatrix or Mitrol Wet is that it is formulated not to create a wet look or alter the gloss.

It penetrates into the pores and does not form a continuous surface film, allowing the material to breathe and maintaining the flooring’s inherent slip-resistant properties. Nor is it designed to cause yellowing or gradually alter the appearance of the pavers.

Technical Data

The Monestir technical data sheet from January 2026 specifies:

Physical state: liquid.

Color: colorless.

Density at 20 °C: approximately 700–900 kg/m³.

Composition: more than 30% aliphatic hydrocarbons, among other components.

Solvent-based formulation.

Substances relevant to its classification: toluene and n-butyl acetate.

Therefore, even though its final finish is invisible, it should not be confused with a water-based protective coating such as Mitrol.

Substrate Preparation

The surface must be perfectly clean and completely dry. Dust, grease, construction debris, salt efflorescence, mold, waxes, old coatings, and any contamination that could prevent uniform absorption must be removed.

After cleaning the substrate with water, allow it to dry thoroughly. Monestir recommends conducting a preliminary test on an inconspicuous area to verify that the material has sufficient porosity and that the finish remains uniform.

Application

Use undiluted and apply in a well-ventilated area.

Shake well before use and apply a thin, even coat using a lacquer roller or a wide brush approximately 20 cm wide. The application should cover both the tiles and the grout lines, ensuring the product is distributed evenly and completely avoiding puddles.

When superior protection is required, a second coat may be applied approximately one hour after the first, provided the material’s absorbency allows it.

On compact or low-absorbency exterior surfaces, apply the product particularly thinly to prevent excess material from forming a surface film.

Coverage and Drying

Approximate coverage is 8–10 m²/L, depending on porosity. It dries to the touch almost immediately, but full protection is achieved after approximately 24 hours.

The recommended application temperature is between 5 and 35 °C. Tools used should be cleaned with solvent, not water.

Special Applications in Pool Areas

The technical data sheet includes specific instructions for garden and pool coping: Monestir recommends immersing the coping in Protecer for a few seconds before installing certain pieces, followed by surface treatment of the pieces and joints. For new construction, it is advisable to follow the complete system recommended by the manufacturer based on the material being installed.

Safety During Application

As this is a solvent-based product, it is flammable and must be kept away from sparks, flames, and heat sources. The area must be well-ventilated, and appropriate hand and eye protection must be worn. Do not inhale for prolonged periods or use near sources of ignition.

Maintenance

A neutral soap is recommended for routine cleaning. If, over time, certain areas lose their protective coating, perform a thorough cleaning, allow the surface to dry completely, and then reapply a thin coat of the product.
